Kolibri is agency software: a CRM with websites around it, an alternative to Realworks. KeyVue is not a package. It adds a layer on top of the package you already have and shows what your leads deliver by source, by branch and by agent. Choosing Kolibri means choosing a package. Choosing KeyVue means keeping yours.

What Kolibri does
Kolibri calls itself "al meer dan 20 jaar de specialist in software en websites voor makelaars" and says it serves "meer dan 2000+ makelaars". The range covers Kolibri CRM, websites, Jouwmakelaar.online for sharing documents with clients, the Woondossier, AppXchange as an integration marketplace, Eerlijk Bieden, Woningmarktcijfers and Workflows.
The CRM itself lists contact management, task management, calendar, notes, viewing management, key management, contract management, prospect management, transaction management, email integration, invoicing, financial reports, user statistics, lead generation tools, integration with external agency websites, a ChatGPT integration, API access and a mobile app.
That is a complete package. An agency on Realworks looking at Kolibri is therefore considering a change of package, with everything that involves: migrating the file, retraining the team and a one-off setup fee.
What KeyVue does
KeyVue replaces no package and builds no website. It synchronises with Realworks, collects the leads from your website forms, valuations, campaigns and newsletters alongside it, passes them on to your marketing platform or your mortgage adviser, and records what they delivered: by source, by branch and by agent, including the commission on a referral. Price
Kolibri's pricing page (September 2026) lists three packages. Whether the amounts include or exclude VAT isn't stated:

The CRM page quotes €109 per month, the pricing page €113. Ask which applies when you request a quote, and what a fourth user costs: that isn't stated.
KeyVue costs €150 per month for the organisation plus €39 per user, with the Reporting, Orders, Smart Marketing and Viewer portal modules priced separately. For an agency with three users, Kolibri CRM is cheaper than KeyVue, and that makes sense: they are different things. Kolibri replaces your package; KeyVue sits on top of it.
When Kolibri is the better choice
- You are looking for new agency software and want file, transactions, calendar and invoicing in one system.
- You want website and CRM from the same supplier, with hosting, a CMS and a client environment.
- You are a small agency with three users and want one fixed amount for everything.
- You don't work with Realworks and don't intend to. KeyVue synchronises with Realworks today; for a Kolibri agency the connection would have to run through Kolibri's API, and we don't have one running.
When KeyVue fits
- You are staying with your package and don't want to migrate out of it.
- You have several branches and want to see which source delivers instructions at which branch.
- You refer leads to a mortgage adviser or a colleague and want the commission tracked.
- Your leads come from more sources than the package knows about: valuations, campaigns, newsletters, viewings.
Kolibri and KeyVue together
Kolibri offers API access and AppXchange, so a connection is technically conceivable. Today it isn't one: ours is built on Realworks.
